What's the difference between an MLS ® flat fee listing and a typical full service listing?

Traditionally when listing with a full service REALTOR ® you agree to pay both the listing and co-operating brokerages a commission upon the sale of your home. The total commission generally ranges between 5%-6% depending on value, which represents a significant sum of money. With a flat fee MLS ® listing, the seller is paying one fixed flat fee for a basic property listing and most often only half of the commission is owed upon a sale (if so desired).

How much commission will I pay to list with FlatPrice.ca?

When listing with FlatPrice.ca, there is no commission payable to the listing brokerage. There is only a one time fee to obtain the marketing exposure, plus a much reduced commission rate, of your choice (if you decide to offer a commission), to be paid to the cooperating broker.

Why can't I see your listings on FlatPrice.ca?

FlatPrice.ca is exclusively a tool for sellers looking for maximum exposure at a reduced rate. For buyers looking to purchase a home, their first and most important source is the MLS ® and Realtor.ca.

What if my town is not listed under available markets?

We are continually expanding our service area and adding new markets to the website on a regular basis. If you are selling a property in Ontario and find that your market is currently not listed, then please do not hesitate to contact our office and we can discuss what listing options are available in your area.

When purchasing a package, what types of payment are accepted?

The majority of our clients make payments by means of VISA, MASTERCARD, AMERICAN EXPRESS or Pay Pal from the website or by phone. We also accept cash, debit or certified cheque.

How long does the listing process take?

Once you have purchased a package and have become registered with FlatPrice.ca the listing process generally takes 2-3 days. The length of the listing process will depend on a number of factors including the package that has been chosen and how promptly communication with our representatives can be arranged.

How will my listing appear on MLS ® ?

All listings appear under the same universal format. Please take a look at Realtor.ca for an example.

Will my phone number appear on MLS ® ?

Under regulation of the Canadian Real Estate Association, the seller's phone number can not appear on an MLS ® listing. Our direct number is displayed on all listings, signs, and marketing resources. When a potential buyer inquires about your listing, the inquiry is forwarded onto you.

How are incoming offers handled?

This depends on what option you choose. Part of our responsibility of being your REALTOR ® is to present all new and existing offers to you. If a buyer's representative makes an offer on your property, the offer is forwarded directly to us and then passed onto you, the seller. Once you have reviewed the offer, we will assist you through the process. (with the exclusion of Option #1 Package).

I'm interested in selling my property privately. How does FlatPrice.ca compare to other services?

A significant difference between FlatPrice.ca and a traditional agency is that with FlatPrice.ca you maintain the right to sell privately and pay zero commission. Another distinction between FlatPrice.ca and a for-sale-by-owner (FSBO) service is the exposure you gain from MLS ® . There isn't one FSBO service that has access to MLS ® or Realtor.ca. At over 3 million exclusive visitors a month (Realtor.ca) there is no competition for the exposure you get from MLS ® .

Why is MLS ® important?

The Multiple Listing Service (MLS ® ), is the most effective home selling tool for REALTORS ® and homeowners alike. As far as compiling data and property information, no service has yet matched the benefits of the MLS ® exposure. If you consider that over 80% of homes sold in Canada are sold through MLS ® , it's easy to see why the use of MLS ® is so important.

I heard it was not possible for sellers to list directly on MLS ® . How does FlatPrice.ca make this work?

MLS ® does not allow sellers to post listings directly, however, when you list with FlatPrice.ca you are actually employing the services of a REALTOR ® . As REALTORS ® we have the ability to utilize MLS ® as well as additional real estate tools. These tools assist us in determining market values and allow us to place your listing onto MLS ® and Realtor.ca.
